Abstract
JNT Urban Link Tower is a high-rise mixed-use design that brings offices, a hotel, a restaurant, wellness facilities, and retail together into a single vertical composition. The project occupies Plot CBD-06 in the Financial District (Sedayu Water Town) of Pantai Indah Kapuk 2, Kosambi Barat, Kosambi District, Tangerang Regency, Banten, on a 9,856 square metre site. The client and anchor occupant is PT Global Jet Express (J&T Express), which requires a headquarters that also serves as the coordination hub of its national logistics network. The building rises thirty storeys above ground with no basement, comprising a ground floor, seven podium levels, and twenty-two tower levels, with a gross floor area of 54,369 square metres. Its capacity covers 25,964 square metres of workspace, 66 hotel rooms, a restaurant and wellness facilities at the crown, and 456 car and 417 motorcycle parking bays. Users include J&T employees and directors, business partners, visiting guests, commercial patrons, and service staff. The design concept, The Connected Workplace, translates the connective and perpetually moving character of a logistics network into architectural form. Three principal design problems were addressed: high solar heat gain in a humid tropical climate, the demand to combine five functions with differing time patterns and privacy levels within one mass, and the obligation to link the building to the planned district transit node. These were resolved through a perforated oval-patterned secondary skin that reduces radiation while establishing visual identity, vertical stacking of functions graded from public at ground level to private at the hotel floors with podium parking acting as an acoustic buffer, separation of the office and hotel lobbies with dedicated lift groups, orientation of principal openings along the north-south axis, and provision of a pedestrian arcade and a sky bridge to the light rail halt on the eastern frontage. Keywords: mixed-use building, logistics headquarters, perforated secondary skin, transit-oriented development, high-rise sustainability JNT Urban Link Tower adalah rancangan bangunan bertingkat tinggi berfungsi campuran yang menyatukan perkantoran, hotel, restoran, fasilitas kebugaran, dan retail dalam satu kesatuan vertikal. Proyek berdiri di atas Plot CBD06, Financial District (Sedayu Water Town), Pantai Indah Kapuk 2, Kosambi Barat, Kecamatan Kosambi, Kabupaten Tangerang, Banten, dengan luas lahan 9.856 meter persegi. Klien sekaligus pengguna induk adalah PT Global Jet Express (J&T Express), yang membutuhkan kantor pusat sekaligus simpul koordinasi jaringan logistik nasional. Rancangan berskala 30 lantai di atas tanah tanpa basemen, terdiri atas lantai dasar, tujuh lantai podium, dan dua puluh dua lantai menara, dengan luas lantai kotor 54.369 meter persegi. Kapasitasnya meliputi 25.964 meter persegi ruang kerja, 66 kamar hotel, restoran dan fasilitas kebugaran pada mahkota bangunan, serta 456 lot parkir mobil dan 417 lot parkir motor. Penggunanya mencakup karyawan dan direksi J&T, mitra usaha, tamu bisnis, pengunjung fasilitas komersial, dan tenaga servis. Konsep perancangan The Connected Workplace menerjemahkan sifat jaringan logistik yang menghubungkan dan terus bergerak ke dalam wujud arsitektur. Tiga permasalahan utama yang dihadapi adalah perolehan panas matahari yang tinggi pada iklim tropis lembap, tuntutan memadukan lima fungsi dengan pola waktu dan tingkat privasi yang berbeda dalam satu massa, serta kewajiban menautkan bangunan pada rencana simpul transit kawasan. Ketiganya diselesaikan melalui kulit kedua berupa panel perforasi bermotif oval yang menahan radiasi sekaligus menjadi identitas visual, penumpukan fungsi secara vertikal dengan gradasi dari publik pada lantai dasar menuju privat pada lantai hotel dan podium parkir sebagai lapisan penyangga kebisingan, pemisahan lobi kantor dan lobi hotel beserta kelompok liftnya, orientasi bukaan utama pada sumbu utara-selatan, serta penyediaan arcade pejalan kaki dan jembatan penghubung menuju halte kereta ringan pada sisi timur tapak.
