Abstract
This design aims to develop a Mixed Use Building that integrates residential, office, and commercial functions efficiently within the M-Town area, Gading Serpong, Tangerang. The variables examined include the mixed-use building concept, apartment, office/co-working space, commercial space, and Contemporary Modern Architecture approach. The design object consists of one site located in the M-Town Commercial District with an area of 12,000 m². Data were obtained through observation, literature studies, and precedent studies, with references selected based on their relevance to the design. The data were analyzed using a descriptive-qualitative method through activity analysis, spatial programming, spatial relationship analysis, site analysis, thematic analysis, and precedent studies. The analysis resulted in a design concept that integrates apartment, office/co-working space, and commercial space within a single building. The functions are organized through clear public, semi-public, and private zoning to support user comfort and functional efficiency. Vehicle, pedestrian, and vertical circulation systems are also organized to reduce conflicts between different user groups. The Contemporary Modern Architecture approach is applied through simple and functional building forms, modern materials, spatial openness, and façade design that responds to the urban character of M-Town. The final design demonstrates that the integration of residential, office, and commercial functions can optimize land use while creating a functional, comfortable, and efficient urban environment. Therefore, the proposed Mixed Use Building is expected to respond to the needs of modern urban users and contribute to the development of an integrated and sustainable urban area in Gading Serpong. ix Keywords : Mixed Use Building, M-Town, Contemporary Modern Architecture, Apartment, Commercial Space. Perancangan ini bertujuan menghasilkan rancangan Mixed Use Building yang mampu mengintegrasikan fungsi hunian, perkantoran, dan komersial secara efisien serta kontekstual terhadap perkembangan kawasan M-Town, Gading Serpong, Tangerang. Variabel utama dalam perancangan meliputi konsep mixed use building sebagai integrasi beberapa fungsi dalam satu kesatuan bangunan, fungsi apartemen sebagai hunian vertikal, office sebagai ruang kerja yang fleksibel, commercial space sebagai ruang perdagangan dan jasa, serta pendekatan Arsitektur Kontemporer Modern sebagai dasar pembentukan ruang, massa, dan karakter visual bangunan. Objek kajian dalam perancangan ini berjumlah satu objek, yaitu tapak pada zona Commercial District M-Town dengan luas 12.000 m², sehingga tidak menggunakan responden penelitian. Teknik pengumpulan data dilakukan melalui observasi dan studi literatur, sedangkan pemilihan referensi preseden dilakukan secara purposive berdasarkan kesesuaian fungsi dan karakter bangunan. Metode analisis data yang digunakan adalah analisis deskriptif-kualitatif melalui analisis kegiatan, kebutuhan dan hubungan ruang, analisis tapak, analisis program ruang, analisis struktur dan utilitas, serta analisis tema dan studi preseden. Hasil perancangan menghasilkan konsep Mixed Use Building yang mengintegrasikan fungsi apartemen, office/co working space, dan commercial space dalam satu bangunan terpadu dengan pembagian zona publik, semi publik, dan privat yang jelas. Sirkulasi kendaraan, pejalan kaki, serta transportasi vertikal dirancang terpisah namun tetap terintegrasi untuk meminimalkan konflik antar pengguna. Pendekatan Arsitektur vii Kontemporer Modern diterapkan melalui prinsip form follows function, kesederhanaan bentuk, penggunaan material modern, keterbukaan ruang, serta fasad yang selaras dengan karakter M-Town. Berdasarkan hasil analisis dan perancangan, integrasi ketiga fungsi tersebut dapat menghasilkan bangunan yang efisien, fungsional, nyaman, dan sesuai dengan karakter kawasan urban Gading Serpong.
