Abstract
This design-based research aims to formulate a Mixed-Use Building concept integrating apartment housing and commercial retail functions to address urban density, limited green open space, environmental noise, and restricted site accessibility in the Transit-Oriented Development (TOD) area of Manggarai, Jakarta. The variables examined include the application of Biophilic Architecture as a passive design strategy and Modular Construction as an approach to construction efficiency. The research object consists of a selected site of approximately 6,824 m² located on Dr. Saharjo Street, with study samples encompassing the TOD Manggarai area and building users, including apartment residents, commercial visitors, and building management. A purposive sampling technique was employed based on the characteristics of high-density urban areas and proximity to mass transportation nodes. Data analysis methods include site analysis, activity and space requirement analysis, environmental analysis (solar orientation, wind, and noise), as well as precedent studies and literature reviews related to biophilic design and modular construction systems. The results indicate that the integration of biophilic principles through vertical greenery, natural lighting, cross ventilation, and green communal spaces enhances thermal comfort, visual quality, and potential noise reduction. The application of a modular construction system, particularly a hybrid modular approach between podium and tower, supports construction time efficiency, quality control, and adaptability to limited site access. In conclusion, this design demonstrates that a biophilic and modular-based mixed-use development contributes to sustainable urban housing solutions and may serve as a reference for future high-density, transit-oriented urban development practices. Keywords: Mixed-Use Building, Biophilic Architecture, Modular Construction, Transit-Oriented Development, Vertical Housing Penelitian perancangan ini bertujuan untuk merumuskan konsep desain Mixed-Use Building berupa apartemen dan fasilitas komersial yang mampu menjawab permasalahan kepadatan kawasan perkotaan, keterbatasan Ruang Terbuka Hijau (RTH), kebisingan lingkungan, serta keterbatasan akses tapak pada kawasan Transit-Oriented Development (TOD) Manggarai, Jakarta. Variabel yang diteliti meliputi penerapan konsep Arsitektur Biofilik sebagai strategi desain pasif dan penerapan sistem Modular Construction sebagai pendekatan efisiensi konstruksi. Objek penelitian berupa satu tapak terpilih seluas ±6.824 m² di Jl. Dr. Saharjo, dengan sampel studi berupa kawasan TOD Manggarai serta pengguna bangunan yang terdiri atas penghuni apartemen, pengunjung komersial, dan pengelola. Teknik pengambilan sampel dilakukan secara purposive sampling berdasarkan karakteristik kawasan padat perkotaan dan kedekatan dengan simpul transportasi massal. Metode analisis data yang digunakan meliputi analisis tapak, analisis aktivitas dan kebutuhan ruang, analisis lingkungan (matahari, angin, dan kebisingan), serta analisis preseden dan kajian literatur terkait desain biofilik dan konstruksi modular. Hasil perancangan menunjukkan bahwa integrasi prinsip biofilik melalui elemen vegetasi vertikal, pencahayaan alami, ventilasi silang, dan ruang komunal hijau mampu meningkatkan kenyamanan termal, kualitas visual, serta potensi reduksi kebisingan lingkungan. Penerapan sistem konstruksi modular, khususnya pendekatan modular hibrida antara podium dan tower, terbukti mendukung efisiensi waktu pembangunan, kualitas konstruksi, dan adaptasi terhadap keterbatasan akses tapak. Kesimpulannya, perancangan Mixed-Use Building berbasis Arsitektur Biofilik dengan sistem Modular Construction dapat menjadi solusi hunian vertikal yang adaptif, berkelanjutan, dan layak bagi masyarakat menengah ke bawah di kawasan TOD perkotaan, serta berpotensi menjadi model pengembangan hunian terpadu pada kawasan perkotaan berintensitas tinggi di masa mendatang.
