Abstract
Urban economic growth and the increasing intensity of business activities in Jakarta have driven the demand for efficient, flexible, and representative workspaces. Limited land availability and rising land prices in urban areas, particularly in South Jakarta, have made vertical buildings an optimal solution for efficient land use. The Cikoko area in Pancoran has significant strategic potential as an office district due to its strong transportation accessibility and high level of economic activity. This Final Project discusses the design of a rental office building in Cikoko, South Jakarta, using a Modern Architecture approach. This approach is applied to address the need for functional, efficient, and flexible workspaces that reflect the professional image of contemporary office buildings. The design method includes site analysis, literature review, precedent studies, and analysis of user activities and spatial requirements. The design outcome presents a high-rise rental office building concept with adaptive spatial organization, simple and efficient massing, and the application of Modern Architecture principles that emphasize function, order, and comfort. This design is expected to serve as an architectural solution that supports business activities, enhances the quality of the working environment, and contributes to the development of Cikoko as a business and office hub in South Jakarta. Perkembangan ekonomi perkotaan dan meningkatnya aktivitas bisnis di Jakarta mendorong kebutuhan akan ruang kerja yang efisien, fleksibel, dan representatif. Keterbatasan lahan serta tingginya harga tanah di kawasan perkotaan, khususnya Jakarta Selatan, menjadikan bangunan vertikal sebagai solusi optimal dalam pemanfaatan ruang. Kawasan Cikoko, Pancoran, memiliki potensi strategis sebagai zona perkantoran karena didukung oleh aksesibilitas transportasi yang baik dan intensitas aktivitas ekonomi yang tinggi. Tugas Akhir ini membahas perancangan kantor sewa di kawasan Cikoko, Jakarta Selatan, dengan pendekatan Arsitektur Modern. Pendekatan ini diterapkan untuk menjawab kebutuhan ruang kerja yang fungsional, efisien, fleksibel, serta mampu mencerminkan citra profesional bangunan perkantoran masa kini. Metode perancangan dilakukan melalui analisis tapak, studi literatur, studi preseden, serta analisis aktivitas dan kebutuhan ruang pengguna. Hasil perancangan menampilkan konsep bangunan kantor sewa bertingkat tinggi dengan penataan ruang yang adaptif, pengolahan massa bangunan yang sederhana dan efisien, serta penerapan prinsip Arsitektur Modern yang menekankan fungsi, keteraturan, dan kenyamanan. Diharapkan rancangan ini dapat menjadi solusi arsitektural yang mendukung aktivitas bisnis, meningkatkan kualitas lingkungan kerja, serta berkontribusi terhadap pengembangan kawasan Cikoko sebagai pusat perkantoran di Jakarta Selatan.
