Abstract

The government and the private sector are conducting residential development as a program to fulfill the needs of the community for decent housing, from the house to tens of floors. The use of high-column and large dimensions is considered to be very ineffective and inefficient because of course large columns will be efficient in the area of clean space. Then the wall bearing precast system is more effective and efficient in terms of strength, efficient occupancy, aesthetics, and execution time. This response studio is supported by the Midtown Point building using fc'40 Mpa concrete quality and 400 Mpa steel quality. While the regulations used are SNI 1726: 2012, SNI 2847: 2013, SNI 2847: 20, and also SNI 1727: 2013. In the initial implementation, the initial calculation is carried out to obtain the needs of structural elements which are then checked through ETABS v.9.5.0 . In the modeling in ETABS several structural models were made with high variations to be taken in the effective height of the building. After the effective height of the building is obtained, then the earthquake is calculated and the reinforcement needs of the bearing walls and slab as well as the connection between the precast structure. Keywords: Height analysis, Bearingwall, Earthquake, Reinforcement Pemerintah maupun swasta sedang gencar melakukan pembangunan hunian sebagai program pemenuhan kebutuhan masyarakat akan tempat tinggal yang layak, mulai dari rumah tapak sampai hunian berpuluh-puluh lantai. Penggunaan kolom-kolom tinggi dan tergolong berdimensi besar dirasa sangat tidak efektif dan tidak efisien karena tentu dimensi kolom yang besar akan mengurangi luas bersih ruangan. Maka sistem precast bearing wall dinilai lebih efektif dan efisien dari segi kekuatan, efisiensi luas hunian, estetika, maupun waktu pelaksanaan. Pada studi respon ini meninjau pada banguann Midtown Point dengan menggunakan mutu beton fc’40 Mpa dan mutu baja fy 400 Mpa. Sedangkan peraturan yang digunakan diantaranya adalah SNI 1726:2012, SNI 2847:2013, SNI 2847:20, dan juga SNI 1727:2013. Dalam pelaksanaannya dilakukan perhitungan preliminary terlebih dahulu untuk mendapatkan pendekatan kebutuhan elemen struktur yang kemudian dicek melalui program ETABS v.9.5.0. Pada permodelan di ETABS dibuat beberapa model struktur dengan ketinggian variasi yang nantinya akan diambil ketinggian efektif bangunan. Setelah ketinggian efektif bangunan didapatkan, selanjutnya dilakukan perhitungan gempa dan kebutuhan tulangan bearing wall dan pelat lantai serta sambungan antar struktur precast tersebut.
