Abstract

Business in construction services is one of the rapidly growing business areas in Indonesia. This raises the number of contractors that emerge and encourages contractors to provide the best quality. Contractors can be said to be successful if they can satisfy all stakeholder in the project organization. However, in the performance measurement system of the Sky Suites Apartment Project, South Jakarta is still not integrated with other stakeholders involved in the implementation of the project, so that it has not accommodated its satisfaction and contribution among the Stakeholders. The purpose of this research is to know what performance indicators are used in the planning, implementation and maintenance phases based on Stakeholders's satisfaction and contribution influence in achieving the objectives of project organization and to know the strategies that should be applied to the most dominant phase using the Performance Prism method. In order to represents overall performance so that project performance can improve with complex and comprehensive performance indicators or measuring instruments. The most dominant phase is the implementation phase, which has 10 performance indicators and strategies that must be applied in achieving the objectives of the project organization. Keywords: Performance Prism, Key Performance Indicator, Stakeholder's Satisfaction and Distribution, strategy Usaha dibidang Jasa Konstruksi merupakan salah satu bidang usaha yang sedang berkembang pesat di Indonesia. Hal ini menimbulkan semakin banyaknya kontraktor yang bermunculan dan mendorong para kontraktor untuk saling berkompetensi secara ketat untuk memberikan kualitas terbaik. Kontraktor dapat dikatakan berhasil apabila dapat memenuhi seluruh stakeholder’s satisfaction and contribution yang berperan aktif pada organisasi proyek. Namun, pada sistem pengukuran kinerja pada Proyek Apartemen Sky Suites, Jakarta Selatan masih belum terintegrasi dengan stakeholder lain yang terlibat dalam pelaksanaan proyek, sehingga belum terakomodasinya kepuasan serta kontribusi di antara para stakeholder tersebut. Tujuan penelitian ini adalah untuk mengetahui indikator kinerja apa yang digunakan pada tahapan perencanaan, pelaksanaan dan pemeliharaan berdasarkan stakeholders’s satisfaction and contribution berpengaruh dalam mencapai tujuan organisasi proyek serta mengetahui strategi yang harus diterapkan pada tahapan yang paling dominan pada Proyek Apartemen Sky Suites dengan menggunakan metode Performance Prism. Agar dapat mencerminkan kinerja secara keseluruhan sehingga kinerja dari proyek dapat meningkat dengan adanya indikator atau alat ukur kinerja yang kompleks dan komprehensif. Pada penelitian ini tahapan yang paling dominan adalah tahapan pelaksanaan dengan10 indikator kinerja yang memiliki strategi yang harus diterapkan berdasarkan validasi pakar dalam mencapai tujuan organisasi proyek.
