Abstract

The development of the construction service industry is a segment that is growing very rapidly at this time, this can be seen with many high-level building projects that were built with a large number of project contract values. This is guided by the control of costs and time which is the main target in the completion of a job. PT. Glendindo Citra Mandiri as the contractor who carried out the Kebayoran Apartment construction project has constraints in controlling costs and time which can be seen from the S curve data obtained from the contractor. This proves the need for cost and time control formats during implementation, one of which can use the Earned Value method that can be reported every month so that it can be seen indications of deviations in terms of cost and time of implementation. This study aims to determine project performance in terms of project time and cost using the earned value method. At the end of the review, it will be analyzed whether the project implementation is running at the planned cost and time. The results of the study at the end of the review, namely at the 29th week indicate that the value of the performance index against time is less than 1 (SPI<1), which means that the project is experiencing delays in implementation time, and the performance index for costs is more than 1 (CPI>1). Which means actual expenditure is lower than the planned budget or a surplus. Keywords: Cost, Time, Earned Value Concept Perkembangan industri jasa konstruksi merupakan segmentasi yang berkembang sangat pesat saat ini, hal ini dapat dilihat dengan banyak proyek – proyek bangunan tingkat tinggi yang dibangun dengan nilai kontrak proyek dalam jumlah yang besar. Hal ini dituntun adanya pengendalian terhadap biaya dan waktu yang mana hal tersebut merupakan target utama dalam penyelesaian suatu pekerjaan. PT. Glendindo Citra Mandiri sebagai kontraktor yang melaksanakan proyek pembangunan Apartemen Kebayoran memiliki kendala dalam pengendalian biaya dan waktu yang dapat dilihat dari data kurva S yang didapat dari pihak kontraktor. Hal ini membuktikan dibutuhkannya format pengendalian biaya dan waktu selama pelaksanaan yang salah satunya dapat menggunakan metode Earned Value yang dapat dilaporkan setiap bulan sehingga dapat terlihat indikasi penyimpangan dari segi biaya maupun waktu pelaksanaan. Penelitian ini bertujuan untuk mengetahui kinerja proyek dari segi waktu dan biaya proyek menggunakan metode nilai hasil (Earned Value). Di akhir peninjauan akan dianalisis apakah pelaksanaan proyek berjalan dengan biaya dan waktu yang direncanakan. Hasil penelitian di akhir peninjauan yaitu pada minggu ke-29 menunjukkan bahwa nilai indeks performansi terhadap waktu bernilai kurang dari 1 (SPI<1) yang artinya proyek mengalami keterlambatan waktu pelaksanaan, dan untuk indeks performansi terhadap biaya bernilai lebih dari 1 (CPI>1) yang artinya pengeluaran aktual lebih rendah dari anggaran yang direncanakan atau surplus.
